The 4 Tiers of Commercial Hard-Floor Maintenance
1. Daily & Routine Maintenance (Dust Mopping & Damp Mopping)
Removing loose grit and abrasive dirt daily prevents micro-scratches in the protective wax finish. Always use neutral-pH floor cleaners to avoid dulling the finish.
2. Periodic High-Speed Burnishing (Monthly / Quarterly)
Using a 1500–2000 RPM high-speed propane or electric burnisher reheats and re-levels the floor finish, removing shallow heel marks and restoring high-gloss reflective clarity ("wet look").
3. Top Scrub & Recoat (Every 6 Months)
A deep machine scrub removes the top 1–2 soiled layers of finish without stripping down to bare tile. 2 fresh coats of high-solids commercial polymer finish are applied to rebuild the protective wear layer.
4. Full Floor Strip & Wax (Annually / As Needed)
Complete chemical stripping of all old, discolored wax down to the original tile. Neutralization, rinsing, and applying 4–5 coats of commercial-grade floor finish for complete rejuvenation.
