Commercial Post-Construction Cleaning: The 3-Phase Handover Checklist for Bay Area General Contractors
When tenant improvement (TI) or new commercial construction projects reach completion, handover delays can trigger expensive penalties. A structured, three-phase construction cleaning scope guarantees that buildings pass final owner inspection and receive Certificate of Occupancy on schedule.
The 3 Essential Phases of Post-Construction Cleaning
Phase 1: Rough Clean (Post-Framing, Drywall & MEP Rough-In)
Conducted once major electrical, mechanical, and drywall installations wrap up. Focuses on removing large debris, sweeping drywall grit, vacuuming baseboards, and prepping bare subfloors for flooring installation.
Phase 2: Light Clean / Detail Prep (Pre-Punch List)
Executed after fixture, door, and tile installation. Includes comprehensive wiping of cabinetry inside and out, scrubbing tile grout haze, HEPA vacuuming HVAC registers, and cleaning interior glass.
Phase 3: Final Turnover & Polish (Move-In Ready)
Completed 24–48 hours prior to client walk-through. Microfiber dust wipe of all walls, spotless streak-free window cleaning, scraping paint overspray and silicone from glass/hardware, deep carpet extraction, and floor waxing or burnishing.
